How to get our deep discounts: Our DEEP DISCOUNT RATES are exclusively for payment by cash, check, money order, or traveler's check. Your deposit (by check, money order, etc.) must arrive within two weeks of booking your reservation to guarantee your reservation.
Discounts for Cash Payments are allowed in Florida. Discounts offered to induce payment by cash, check or other means not involving a credit card allowed if offered to all prospective buyers. Statute: Fla. Stat. Ann. § 501.0117(1) (West)

Deposit: For spring, summer or fall reservations that don’t include a special event, a deposit of $150/week or portion thereof is due within two weeks of reservation to secure your reservation. Special events have special policies, which will be sent to you.

Spring, Summer & Fall Cancellations/Changes to your reservation: We hold the specific lot of your choice for your vacation. Your deposit is fully refundable if a storm forces a mandatory evacuation of the Keys. In situations other than mandatory evacuations, spring, summer, and fall reservations require a one week advance cancellation to receive a full deposit refund.

Cancellations/Changes due to hurricane warning: If a hurricane warning is announced for the Keys, your deposit will be fully refunded or your visit rescheduled -- your choice!


Special season surcharges/restrictions:
  • Memorial Day: 3 night minimum stay
  • Fourth of July: 3 night minimum stay
  • Lobster Mini Season: 3 night minimum stay
  • Fantasy Fest: 5 night minimum stay
  • Thanksgiving Weekend: 5 night minimum stay
  • Christmas Season (Dec. 19 - Jan. 2): 7 night minimum, nightly surcharge
